Originally BUILT IN 1953, THIS charming MEDITERRANEAN-style four-unit APARTMENT COMPLEX SITS just THREE BLOCKS FROM THE BEACH in santa monica.  PURCHASED by the current owners IN 1974, The PROPERTy became a treasured family asset, holding decades of memories across generations.

 

OVER TIME, HOWEVER, YEARS OF deferred maintenance LEFT the building IN DISREPAIR, facing sIGNIFICANT code compliance issues and in need of a comprehensive interior and exterior renovation.

 

now based in north san diego county, the owners rarely occupied the property and AT ONE POINT considered selling.  instead, they chose restoration over release, retaining one unit for personal use and commissioning a full-scale architectural redesign of the remaining three as durable, high-performing rentals designed to lease quickly and age well.

 

FOLLOWING a full-scale transformation of BOTH the architecture and landscape, the property was renewed as a long-term family asset — equal parts personal retreat and thoughtfully upgraded rental investment.

 

the renovation openED walls to create bright, open-concept living environments anchored by THOUGHTFULLY DESIGNED kitchens in each unit. the two ground-floor residences were enhanced with new French doors leading to private backyard RETREATS, COMPLETE WITH custom decks and stair access.

 

landscape design IMPROVEMENTS prioritized safety, circulation, and low maintenance.  decomposed granite established a clean, ground plane, while modern rectangular concrete pavers defined clear pathways and access points.  drought-tolerant plantings softened the hardscape, and sleek new garage doors restored curb presence — completing the revival of this long-held family property.

behind the aesthetic transformation, critical infrastructure upgrades were undertaken throughout the property. electrical service was brought up to current code, including a new connection at the street, a fully upgraded main panel, and dedicated subpanels installed in each unit. plumbing systems were modernized, and exterior security lighting and cameras were integrated to enhance safety and long-term reliability. these improvements ensured the building's renewed identity was matched by lasting structural performance.
